
13 May What To Expect During a Housale Home Inspection
Once a homeowner accepts an offer from Housale and is ready to move forward with the property selling process, the next item on the agenda is to perform an inspection. The goal of this inspection is simply to verify the property details you submitted in the initial form, so we can cruise right along to closing the sale of your house!
We understand home inspections can feel intrusive, which is why we make it our priority to ensure you feel comfortable. All of our home inspectors are licensed professionals with years of experience in the field, so you know you’re in good hands from the start. There is also no need to worry about any additional costs or fees – our team will take care of everything.
Schedule Your Appointment
The first step in the inspection process is to schedule an appointment that works with your timeline. You can schedule this appointment immediately after accepting your offer if you like – we are ready when you are! There is also no paperwork or legal documents (i.e. pre-inspection agreements, written inspection reports) to complete prior to your meeting.
Inspection Day
When your appointment date arrives, our licensed home inspector will meet you at your property to examine its overall condition and to search for any necessary repairs. They will perform a basic inspection, which requires them to evaluate the following ten areas of your home, according to the American Society of Home Inspectors:
- Structure: the home’s foundation and framing
- Exterior: siding, porches, balconies, driveways and other outdoor features
- Roofing: shingles, flashing, gutters and skylights
- Electrical System: service panels, breakers, fuses and other electrical elements
- Plumbing System: the water heater, sump pump, pipes and drains
- Heating System: all heating equipment and vents
- Cooling System: energy sources and distribution equipment
- Interior: walls, floors, ceilings, windows, stairs, etc.
- Insulation & Ventilation: not only throughout the home but in attics and unfinished spaces as well
- Fireplace: chimneys and vent spaces
This list is intended to give you a clear understanding of what your inspector will be examining and where in your home they will need to be during their visit. The inspection will take roughly two to three hours to complete during which time your inspector will be taking notes and photos of your space.
Common problems that inspectors often uncover include faulty wiring, poor grading and foundation flaws to name a few. If the inspector does find items that need to be repaired or are not up to code, our team will make arrangements and cover the costs to get them renovated – you are not obligated to work on these yourself.
Inspection Completion
After the evaluation is finished, your job is done! The inspector will submit the report to us, and we will proceed to the next step of the Housale process: confirming your move-out date.
